Commonhold

A system of property ownership in England and Wales, introduced by the Commonhold and Leasehold Reform Act 2002, offering an alternative to leasehold, especially for flats. In commonhold, individual owners hold the freehold of their specific unit (e.g., a flat), meaning indefinite ownership. Shared areas (e.g., roofs, hallways) are collectively owned and managed by a Commonhold Association (CA), of which all unit owners are members. It aims to provide greater owner control and eliminate issues like diminishing lease lengths, though its uptake has been limited. The Commonhold Community Statement (CCS) governs rights and obligations.
