Our new OS1 Official Search of the Whole feature changes this completely. By integrating directly with HM Land Registry, Homey now allows you to submit priority searches instantly from within the case file, removing manual data entry and saving your firm money.

To maintain strict compliance and security, the ability to submit an OS1 search is restricted exclusively to the assigned Fee Earner on the case. Panel managers, external agents, and clients will not see the submission tools, ensuring that only qualified professionals manage this vital legal step.

  • Automated Data Retrieval The platform automatically pulls the title number, registered proprietors, and property address straight from your Homey case data. All mandatory fields are prefilled for you, which eliminates the risk of typing mistakes that could cause an application to be rejected.

  • Instant Document Storage The moment HM Land Registry issues the search certificate, the platform automatically attaches the document to the main files section of the case. There is no need to download files from an external portal and manually reupload them.

  • Integrated Fee Management By routing searches directly through our platform integration, firms can avoid the steep third party portal premiums and surcharges that quickly accumulate across multiple transactions.

Transparent Results and Real Time Statuses

Property searches can return different outcomes based on the Land Registry records. The platform processes these responses instantly and updates your dashboard to reflect the exact state of the search.


  • Certified This status indicates a successful search with no adverse entries. You will immediately see a results panel and a downloadable copy of your official certificate. The platform also calculates and displays an estimated priority period expiry date so you know exactly how long your client is protected.

  • Pending Some applications require manual processing by the Land Registry or are submitted outside of normal working hours. When this occurs, the search enters a pending state and displays a route specific message while the platform waits for the final certificate.

  • Rejected If the Land Registry identifies an issue, such as an invalid title number, a caution title, or a closed title, the system will move into a rejected state and display the specific reason provided.

Navigating Property Mismatches with Smart Overrides

Real estate data is not always perfect. In cases where there is a minor proprietor name mismatch or multiple conditions on a title, the Land Registry may flag the application rather than approving it instantly.

To prevent cases from stalling, the platform includes an Override and Continue feature. If a search is flagged for a name discrepancy, the assigned Fee Earner can check an override box on the form and resubmit the application. This allows the search to proceed smoothly while automatically logging the mismatch advisory notice on the official certificate for your records.
